- 1 large bedroom with double bed and door to ensuite with shower & w/c.

- Upstairs bathroom with over-shower.
- Linen and towels are provided.
- Accommodation suits 3-5 guests, plus optional airbed pop-up downstairs,
- guests need own linen and duvet for use of this.

- 24mb wi-fi and a landline phone. Mobile signal is patchy, setting ‘wi-fi calling’ on your smartphone gets signal in and outside the barn.

- Suitable space for your own BBQ, for instant types a slab wall topping.
- Room for small tents camping in enclosure.
- Sheep roam the pastures. Cattle are safely confined to their own pasture with no access to the main part of barn track, barn, or river.
Access and parking
- Ample parking next to barn through automatic gate.
- Enclosure fenced and dog-proof unless very small.
- Space for bikes canoes paddle boards etc., and river access a given.
- Two routes to barn; 1.5 mile wooded forestry hard track; 0.5 mile single lane then hard track.
- Tracks not really suitable for low vehicles as bumpy in places with a few potholes to go around.
- Normal and SUV vehicles are fine, 4x4s have no concerns.
- Access by metal farmgates with padlocks.
Owner info
Owned by the family-run farm on whose land it stands the barn featured in the 1993 biographical film ‘Shadowlands’. Shadowlands was converted to residential use in 2003, and later a popular holiday-let. In 2019 in alliance with Tunnel Beat the barn was re-fitted and orientated towards anglers, though many non-angling guests also appreciate the unique location.
Pricing
- 2025 prices are weekly from £795 low season to £1825 peak season.
- 2025 Christmas and 2026 New Year weeks are £1704.
- No charge for dogs or amenity of the river.
- Saturday start weekly stays only.
- Occasionally short breaks do become available.
