Accommodation Details
- 6 bedrooms, 9 beds, and 4 bathrooms across three interconnecting buildings.
- South barn - A huge converted double glazed barn with laundry area, downstairs washroom, and glass fronted double height hall. There is a spacious double/family room en-suite downstairs with a double bed and a child’s single bed, a further double and twin room upstairs with bathroom and the huge master bedroom with super king size bed and en-suite bathroom. Both have extraordinary views.
- Conservatory - A very large double glazed conservatory with seating for 14 and dramatic views over the Wye Valley.
- Kitchen - Filling one double height barn, the enormous kitchen with sofas and cosy wood burner is at the heart of the property. The bespoke kitchen make in oak by local furniture maker consists of a large central island and fully fitted units.
- The cottage - Here is the main entertaining space - a double height room with oak beams and original windows. Flat screen tv, sofas, desk and piano make this a perfect party room. Next door is a cosy snug room with a huge open fireplace and another woodburning stove. There is a twin bedroom beyond and upstairs is a further double bedroom with oak beamed ceiling and bathroom.
- Kitchen equipped with microwave, large fridge, toaster, dishwasher, six gas hob Aga with double electric ovens,
- Utility room has washing machine, tumble dryer, chest freezer, extra fridge, sink.
- Freeview Satellite, DVD player, Wi-Fi, telephone and board games for those cosy nights in.
- Outdoor courtyard and gardens with seating (locally made seats and tables), BBQ, fire pit and pizza oven.
- Large shed.
- 1.5 miles of private river to fish, exclusive to guests and the resident guiding service. Day ticket required.
- The resident fishing guide can be arranged by prior arrangement (Angling Escapades).
- Private parking by the house.
- Oil central heating and two wood burning stoves (so its always cosy!).
- Logs for wood burners supplied from the estate forestry.
- A welcome basket of local produce, for your first breakfast.
- Kitchen essentials including salt, pepper, tea, coffee, sugar and washing up liquid.
- Linen & towels provided.
- Veg, fruit, 100% grass fed beef and flower boxes from the estate are also available, by prior arrangement.

- The house is at the end of a long drive which is not suitable for low vehicles or sports cars.

From the minute you drive into the estate and down your private driveway to this stunning property you know your somewhere rather special. Relax and enjoy the countryside and abundance of birds and wildlife that flourish in this secluded spot. Just take a seat and watch their show or head down the field to Offa's Dyke and walk up into the hills, or maybe down to the river and to Hay-on-Wye.
Cook al fresco in the gardens or courtyard, on the BBQ, firepit or even pizza oven. The views to gaze at are extraordinary with ancient woodland, the river and the Black Mountains beyond. Pricing
- Prices from £475 / night.
- Minimum three night stay. Seven night minimum in July and August.
- Three night weekend breaks, four night mid-week breaks, weekly breaks and longer available.
- Short breaks start on a Friday or Monday.
- Fishing on the 1.5 mile river section is £25 - 35 / day.
- Dogs are welcome (£25.00 per dog - max 2 dogs).

- Try one of the estates exclusive experiences such as pottery courses, foraging, wreath making, farm tours and kitchen garden workshops (by prior arrangements).
- Head into Hay on Wye, “The Book Town” and browse its shops, regular markets, castle, cafe’s and restaurants.
- Climb the nearby Hay Bluff in the Black Mountains or walk Offa’s Dyke Path, a trail of 177 miles which you can join at the end of the adjacent field.
- Go horse riding in the Brecon Beacons (numerous local stables) or try fishing and water sports at the nearby Llangorse lake.
- Try canoeing or paddle boarding on the Wye, or even enjoy some gorge walking.
